Standing in a house that is still two houses

The panels are up. You can walk through the rooms now.

The home on the floor is a single-level ranch: 1,400 square feet, three bedrooms, two bathrooms. What you are actually looking at is two separate modules parked next to each other, joined down the middle. Stand inside and the seam is not what you notice. You notice the living room.

Where everything sits

The fireplace wall anchors the living room, which opens directly into the kitchen — bar, counters, and a large door out the back. Work toward the other end and you pass the entry, the laundry room, and a full bathroom.

The primary bedroom sits at the far end with its own bathroom and its own door to the outside. On the opposite section are two more bedrooms, the same size as each other, each with a closet.

Add the coat closet at the entry and that is the whole plan: three bedrooms, two baths, laundry, and a real entry, in 1,400 feet. Jeff's summary in the video is the honest one — for that square footage, this is pretty well laid out. Efficient planning is the actual skill. Attainable does not have to mean cramped.

The plumbing goes in from below

This is the part that only makes sense in a factory.

The module is lifted off the ground, so the crew running supply and drain lines works from underneath rather than from a trench or a crawlspace. They set everything from above, then go below to run the piping. Once the plumbing is finished and inspected, the floor gets insulated from the bottom.

On a job site none of that is available. You dig, you pour, and you hope the rough-in was right the first time, because getting back underneath a slab is not a thing you do casually.

Chases before the wire

Look at the interior walls and the electrical chases are already framed — switch height and plug height laid out before an electrician has walked in the door.

That ordering matters more than it sounds. When the chase is part of the framing package, the electrician is installing to a plan rather than deciding on the fly where a wire can reasonably go. Next up is exactly that: electrical and HVAC going in, then the walls close for drywall.

Why it ships in four pieces

Here is the constraint, stated plainly: the finished home is too tall to build in one piece indoors.

So the roof section is built separately and set in the field, on top of the walls you see standing on the floor now. Each module travels on its own truck. Complete, the home is four modules stitched together on site.

That is not a workaround dressed up as a feature. It is a real limit of building under a roof, and the sequence is designed around it — which is why the modules leave the factory with siding, insulation, MEP, and drywall already in them.

Why this matters

A floor plan is where the cost question gets settled.

Every square foot in a house has to be paid for, heated, and maintained. A plan that wastes fifty feet on a hallway nobody uses is a plan that made a home slightly less affordable for no return. Getting three bedrooms, two baths, and laundry into 1,400 feet without it feeling tight is not a modest achievement — it is the difference between a house a nurse can buy and one she cannot.

The factory sequence compounds that. Plumbing from underneath, chases framed in advance, and trades working indoors on a schedule all remove the delays that quietly add months of carrying cost to a conventional build. Those months land in the sale price whether anyone names them or not.

When one team owns the whole sequence, a question about chase location or module split gets answered in an afternoon instead of moving through three companies. Problems surface on our own floor, where they are cheap to fix, rather than at a walkthrough.

Most builders can describe the house they intend to build. Fewer can walk you through it while the plumbing is still going in.
