Our offerings are available to accredited investors and, for certain offerings, sophisticated investors. Accreditation requirements are defined by the SEC — generally a net worth over $1 million (excluding primary residence) or annual income exceeding $200,000 ($300,000 with a spouse) for the past two years. Some offerings require a pre-existing substantive relationship with the Sponsor in addition to accreditation.
506(c) offerings (Stream Series 10, Fort Homes Income Note) can be publicly marketed and require third-party accreditation verification. 506(b) offerings (The Hotel Melrose, Fort Impact Fund) cannot be publicly promoted and require a pre-existing substantive relationship with the Sponsor. Both are private placements under Regulation D of the Securities Act of 1933.
Credit offerings (Stream, Fort Homes) distribute monthly via ACH direct deposit. Equity offerings (Hotel Melrose, Fort Impact Fund) distribute quarterly when distributable cash is available. All distribution details, schedules, and history are available through your secure investor portal.
All investors receive K-1 tax documents annually, reflecting their pass-through income, deductions, and — for equity offerings — depreciation benefits. Hotel Melrose investors, for example, received $1.72 million in bonus depreciation allocations in 2024. Documents are delivered through the investor portal and should be reviewed with your tax advisor.
Minimums vary by offering. Our 506(c) credit offerings (Stream Series 10 and Fort Homes Income Note) have a $50,000 minimum. For 506(b) equity offerings, minimum investment details are shared during the qualification process with qualified investors.
Most investment platforms aggregate third-party deals and act as intermediaries. Fort + Home Capital is vertically integrated — we acquire land, manufacture homes (Fort Homes), provide construction financing (Fort Lending), manage equity capital (Fort + Home Capital), and operate assets (Fort Asset Management). This means we control every stage of the value chain, reducing costs, compressing timelines, and maintaining transparency for investors.
