Your capital is deployed into a diversified portfolio of short-term, real estate-secured loans. Each loan is collateralized by first-position liens on real property, supplemented by modular units in progress, equipment, accounts receivable, and UCC filings. All loans target ≤75% loan-to-value ratios.

Stream Series 10 provides diversified exposure across multiple real estate-secured loans with different borrowers, collateral types, and maturity dates. The Fort Homes Income Note is concentrated on a single borrower (the Fort Homes manufacturing operation) with a specific collateral package. Stream 10 offers broader diversification at 10% while Fort Homes offers a higher 12% rate with concentrated exposure.

Interest accrues from the time your allocated capital is deployed into loans. Monthly distributions are paid within 30 days of receipt of borrower payments. You may also elect to have distributions automatically held for reinvestment to compound your returns.

None. The 1% origination fee and 2% annual management fee are both paid by the borrower on the applicable loan. These fees are deducted before interest is distributed to investors, but they are not charged to your capital. You receive the full 10% annual return on your investment.

Yes. You can elect to have monthly interest distributions automatically held for reinvestment. This compounds your effective return from 10% APR to approximately 10.47% APY. You can opt out of reinvestment at any time with written notice to the Manager.

The term for Series 10 is up to 36 months. At maturity, the Manager intends to liquidate the Company Investment and return your principal. You may also have the option to allocate capital into a new Series or other Company Investment. Early redemption requests may be considered at the Manager's discretion.

Yes — this investment accepts Cash, Self-Directed IRA, and Solo 401(k) accounts. If investing from an IRA, please confirm with your custodian whether they need to sign on behalf of your account.
