Alpine investors own a share of a building, or of a fund holding several. Some produce income from day one. Others are value-add — improved, repositioned or completed first, then held. In both cases the company you invest with is the company that runs them.

Where the return comes from

Three at once.

Operating income

Once an asset is stabilized it produces revenue from operations. Value-add assets produce no operating income until stabilized, and stabilization may take longer than planned or may not be achieved.

Appreciation

Over the hold the asset may gain value, in addition to any income distributed along the way. Neither outcome is assured.

Tax efficiency

Direct ownership may allow depreciation and expense deductions, reported to each investor on an annual Schedule K-1. Tax treatment depends on your circumstances.

None of the three is guaranteed. An Alpine investment may produce no income, may not appreciate, and may lose value. Property and asset management are performed by Fort + Home affiliates rather than outside managers; fees payable to those affiliates are disclosed in the offering documents for each investment. What investors ask.

What do I actually own?
An LLC interest in the property, or in the fund that holds the properties. You are an owner of real estate, and you receive a K-1 each year reflecting your share.
What produces the return?
Three things, running at the same time. Operating income while the property runs. Appreciation if the asset gains value over the hold. And an annual Schedule K-1 reflecting your share of the asset’s income, deductions and gain. What that means for your own position depends on your circumstances — Fort + Home is not a tax advisor, and investors should consult their own. None of the three is guaranteed.
How long is my capital committed?
Alpine is a multi-year hold. The specific term, and the liquidity provisions that apply to it, are set by the offering documents for each investment.
