fund overview

The Value-add Debt Fund (VDF) is the perfect opportunity for investors looking for consistent cash and reduced risk with a secured position. When investing in the Value-add Debt Fund, you can expect to receive a consistent interest payment at an annual rate of 9-10%, which is paid out monthly. This is similar to the interest you would receive from a bank, and your investment is secured by a mortgage on the underlying property.

Compared to other investment vehicles, the investing period for the VDF is typically shorter. This is because the fund provides
bridge financing to acquire a property and get the project through the planning, development, and stabilization. Once the project
is stabilized and has produced income for 12 months after construction is completed, the property will be refinanced through a
traditional lender for the remaining operating period.

During the investment period, investors will have collateral of the property and ownership in the VDF entity until it is refinanced
or sold. One of the main purposes of this investment vehicle is to have liquidity to acquire properties quickly from distressed
sellers. The fund managers believe that this will be a growing area of opportunity in the next three years.

Another advantage of the VDF is that it allows investors to maintain control of the asset during the construction and stabilization
period without third-party intervention. This is beneficial because it allows for greater flexibility in decision-making and can
result in a better outcome for investors. Overall, the VDF is an attractive investment option for those seeking short-term, reduced
risk, high-yield opportunities in the real estate market.
