Our 506(b) offerings (The Hotel Melrose and Fort Impact Fund) are available to accredited and sophisticated investors who have a pre-existing substantive relationship with the Sponsor. Minimums vary by offering: The Hotel Melrose starts at $15,000, the Fort Impact Fund at $25,000, and both debt offerings (Stream Series 10 and Fort Homes Income Note) at $50,000.
Both are private placements under SEC Regulation D. A 506(c) offering permits general solicitation and is open to the public — but requires third-party verification of accredited investor status. A 506(b) offering does not permit public advertising and is only available to investors with a pre-existing substantive relationship with the Sponsor. This distinction affects what information can be shared publicly about each offering.
Traditional investment platforms act as intermediaries — connecting investor capital to third-party sponsors and operators. Fort + Home is the sponsor, the developer, the manufacturer, and the asset manager. This means we control costs, timelines, and quality at every stage, capture margin that would otherwise leak to subcontractors and intermediaries, and maintain full alignment between the firm and our investors. When we build a home, we built it in our factory. When we manage a hotel, our team runs the operations. There are no handoffs — just execution.
Debt investors (Stream Series 10, Fort Homes Income Note) receive monthly interest distributions via ACH. Equity investors (Hotel Melrose, Fort Impact Fund) receive quarterly distributions when distributable cash is available, after the preferred return threshold is met. All distributions are managed through the AppFolio investor portal, where you can also track your investment performance, access tax documents, and view reporting.
All offerings provide K-1 pass-through tax treatment. Equity offerings (Hotel Melrose, Fort Impact Fund) may additionally provide bonus depreciation benefits — Hotel Melrose investors received $1.72M in bonus depreciation via their 2024 K-1s, in many cases exceeding their original investment amounts. Investments can be made through cash accounts, self-directed IRAs, or Solo 401(k)s. Consult your tax advisor for details specific to your situation.
